Team’s Successes and Challenges in 2021
As 2021 comes to an end, I’m pleased to share some of my team’s successes and challenges over the course of the year. In all, 2021 was a great year for the Enas Latif Sales Team, and we’re looking forward to many more great years to come.
Team Accomplishments
This year I’m proud to announce that we exceeded our goal of $40 million in sales. I credit much our ongoing success to our clients. I’m honored that you trust us to assist you with one of your largest and most important investments, and we’re always grateful when you refer us to your friends and family. We would also like to thank our partners in the Buffalo community, who continue to support us, and our company, Hunt Real Estate, for providing a work environment that allows us to efficiently work and flourish.
A Strong Team
As the team leader, I would like to express how proud I am of my agents and what they have been able to accomplish this year. Our success wouldn’t be possible without their tireless work, the expertise they’ve developed, and the passion they bring to helping our clients achieve their goals. I’m particularly pleased to report that our team welcomed two new agents in 2021, both of whom are looking to build a long-term career in real estate. I’m excited to be able to help them start their new journey, and have been enjoying the opportunity to mentor them and help ensure their success in business and in life.
Unique Properties
Every one of the more than 95 properties we listed and sold in 2021 was unique, but this year we had the opportunity to sell a particularly interesting property on Utley Road in Akron: a newer, one-of-a-kind, timber-built home sitting on over 30 acres of beautiful property. The home belonged to the owner of Utley Farms, and its accompanying two barns housed horses and chickens, as well as cows who were raised on grass that the property produced. The home was surrounded by apple and pear trees, strawberry bushes, grape vines, asparagus, and many other fruits and veggies, and the farm also provided steaks to some of Western New York’s fine dining restaurants. Overcoming Challenges
This year hasn’t been without its challenges in the Buffalo real estate market, and I’m proud of
the work my team has done to overcome those difficulties. Working with sellers, we’ve had to think carefully about pricing, striking a balance between setting a price that will attract buyers while also not undervaluing properties so as to avoid leaving money on the table. On the buyer’s side, today’s limited market also comes with challenges. Our agents strive to help buyers make competitive, winning offers, without overpaying or taking on undue risk. We’ve encouraged our clients to consider how they can structure all aspects of their offers—not just price—to make them as competitive as possible. That might include strategies like waiving inspection contingencies, aggressively positioning their financing, and being flexible about closing dates.
The Year Ahead
Looking ahead to 2022, we’re expecting another great year, and a gradual return to a somewhat more normal market. The National Association of Realtors predicts that home values will continue to rise next year, albeit at a slower rate than the incredible price increases we’ve seen recently. Inventory will likely increase a little, while still remaining below the level of demand. Meanwhile, mortgage interest rates are expected to rise slightly in the new year, but they’re predicted to stay low by historical standards. In all, with values continuing to rise but rates staying relatively low, there will be something good for both sellers and buyers in 2022.
